Without sea view these squares are the most expensive in Croatia
There is still a high demand for quality apartments and houses in Croatia, even though the real estate market is recording a decline in the number of transactions and a slowdown in price growth.
According to the latest data from the Tax Administration, last year almost 29,000 apartment sales were recorded, which is a drop of 6 or 9 percent compared to the year before. Last year, the average price of a new building reached about 2,250 euros per square meter, in Zagreb it was almost 2,700 - according to the data of the State Bureau of Statistics.
Real estate agencies point out that the prices of new buildings generally range from 2 to 6 thousand euros per square meter, although there are also those that reach a price of 10 thousand euros, especially on the Adriatic. On the coast - the prices of apartments and houses - are about 30 percent higher than in other parts of the country.
In the municipality of Bale, last year, on average, the most expensive residential square meters in the country were sold. It has only 1,300 inhabitants. However, this small Istrian place is turning into a real mecca for young families, as well as rich foreigners and investors.

You can't see the sea from these windows, you can't hear the sound of the waves, but the most expensive square meters in Croatia were sold here - 15 apartments, average price? 4839 €.
- I have to admit that I was also surprised by the information that came out, obviously it is information from the tax administration, and obviously the whole climate that has been created in Bale is from the functioning of the city administration itself, Edi Pastrovicchio, the mayor of Bale, tells HRT.
Permits are issued in a few days
Building permits are issued in just a few days, while elsewhere it takes months. The bureaucracy is efficient and the position is as if it were made up, neither close nor far from the bigger cities.
- Every year the prices of real estate in Rovinj increase, which affects the price of real estate in Bale, i.e. it gives them some permanent value. The second thing is the quiet rural life, yet the proximity to the developed coast, says Tanija Čubrilo, a real estate agent, for HRT.
Since many famous people started buying real estate, the demand for houses here is higher.
Looking for a house more
The old town center is soon getting a new look, every growth is monitored, and it is thought out, there is no overbuilding, no apartment building, and the number of tourist beds has been reduced from 10,000 to 4,000. And that is what attracts.
- It's a small place, I like small places for children too, I have two sons, so it's great for them to grow up! School, kindergarten, everything is close. And for free, says Tessa.
They have been developing social policy for a whole decade. These lands were sold for HRK only to attract and retain young people. On the other hand, luxurious squares attract foreigners.
- It doesn't surprise me. Why? Well, because everything was getting better, and Bale is now very popular, says Ljubinka from Rovinj.
- That is not a realistic price for a square meter of any old building, believes Jasenka from Rovinj, reports HRT.
